Rating downgrade to 4 stars CrowdProperty Could Do Better I've been a lender/investor with CrowdProperty for nearly 4 years, since opening an IF-ISA in April 2021. My IF-ISA portfolio is AutoInvest only. My Dashboard currently shows: 127 projects repaid. 72 active projects. 173 active loan parts. So my invested funds are quite well diversified. The risk/return ratio has been reasonable. Returns on investment have generally been good. Overdue loans, defaults, and some potential losses, are to be expected, and are part of the accepted risks. But the amount of significantly long overdue loans (12-24+ months), defaults, and losses, are of concern. Currently 22% of my funds in active loans are 12+ months overdue, and half of those are 24+ months overdue. Recently I've experienced considerable capital loss on 2 repaid projects (only partially paid back), which were supposedly good quality, first charge, reasonable LTDV. I understand the housing development market conditions were bad during recent years and have adversely affected many projects and borrowers, of loans approved by CrowdProperty. I'm hoping they can effectively monitor projects, manage delinquent loans, and contain the problems. I'm hoping that they will eventually resolve and recover most of the distressed and defaulted loans, and reduce and minimise any further losses. Despite my concerns, I should emphasise that I still have confidence in CrowdProperty. My AutoInvest is still ON. AutoReinvest is still ON. I'm reinvesting repaid capital and interest. I'm not withdrawing any funds. The recent losses are disapointing, but are a relatively small percentage of my total portfolio. The risk/return ratio is still reasonable. My overall actual return on investment is still good.
